The 1926 farmhouse is loaded with charm. It has three levels: a basement (approx 900 sq ft), main floor (approx 1170 sq ft) and upstairs (approx 900 sq ft). There are 4 bedrooms and a full bath upstairs. You can see for miles from the upstairs windows. There is a giant attic. The house has central air conditioning and a forced air furnace that runs on propane.

The main floor has been beautifully renovated with stunningly refurbished wood floors, textured walls and ceilings, and new wood window and door trim.

A large 7 X 9 mud room leads to the kitchen and gives you a place to sit, set down your provisions, change into boots and hang your overalls, hats & garden gloves.

The living room has those stunning wood floors and the textured walls and ceilings. It's wired for the DirecTV satellite system (Fox Sports North carries all the Twins games!).

Inviting front porch is shaded by massive, old-growth pines (left). Watch your garden grow right from the porch (right)

The front door opens to a huge covered front porch. This is where you'll sip your lemonade in Cracker Barrel rocking chairs watching the lightening bugs perform at dusk.

Your main floor office or 5th bedroom (left). The upstairs bedrooms are large and boast vintage doors & trim (right)

The office (or a fifth bedroom) has wood wainscoting and is beautifully painted and textured. It has plenty of outlets for your computer gear. A $50 gadget provides DSL-speed wireless Internet. This main floor office is connected to a new bathroom addition (shower, tub, vanity, sink, toilet) with large closet that could be your master bath if you used this office as a 5th bedroom.

Basement is freshly painted, has outside entrance and has many grow lights to get early start on vegetables

The basement has a new washer, dryer, water heater, water softener and mop sink. It is bright and cheery thanks to the new paint. It has its own entrance from outside as well as stairs leading to the kitchen. It has a canning room and is large enough to hold your ping-pong and air hockey tables (included). It is wired specially with many extra outlets for grow lights so you can get an early start on those summer vegetables. Like many farm basements, this one gets seasonally wet along one wall, but ingenious hydrodams and a sump pump keep it usable year-round.

The home's electrical system was just updated to 100 amp breaker service and the plumbing was updated to accommodate the washer/dryer, dishwasher, new water heater and water softener.

The Garage

The detached 2-car garage is 20 by 20 and is next to the house. It has an automatic door opener and electrical power.

The Barn

The Property's Beacon, The Classic Minnesota Red Barn

The classic Minnesota barn is 48 by 66. It was built about 1947 with hearty, thick timber you don't find anymore. The entire barn is protected by maintenance-free metal siding and roofing, guaranteeing the barn will stay beautiful and protected.

Concrete floors throughout, five big bays and walkways

The entire barn has a concrete floor. There is electrical service and an automated auger animal feed system and bin. Multiple doors and windows keep things cool and accessible. Five large bays allow you to manage any animals you might raise on the farm. The barn was used for pigs in the past, holding up to 400 squealers of various sizes. There are five automatic animal waterers and two hydrants in and near the barn. The hay loft is enormous and could easily host dances, an artist studio, writers retreat or man cave. This barn alone is nearly worth the property's entire asking price. Buy the barn, get the rest of the farmstead for free!

The Loafing Shed

Adjacent to the barn, this 24 X 36 structure allows you to let the critters outside on another covered, fenced concrete pad.

The Granary

26 by 32, located next to the garden. Built to hold entire rooms full of corn and oats, this building also makes a great storage building to hold all your gardening equipment

The Machine Shed

26 by 32. Easily park the tractors, trucks and your other farm vehicles and equipment in here.

Machine shed sits in your private back yard nestled by your 2-acre grove. The whitetail deer enjoy grazing right here.

The Pickup Shed

10 X 20. Single garage works great for that farm pickup or fishing boat.

The Handyman Shed

10 X 20. Workbench and grinder lets you tinker to your heart's content. 80 years of vintage hardware and doodads to sift through. We still don't know everything that is in there!

The Chicken Coop

10 X 10. Start your own flock. Fresh eggs every morning and the free entertainment only chickens can provide.

The Hay Storage Building

24 X 48. Has a small loft. Old enclosed storage building. Good for hay, equipment, general storage.

The Lawn Mower Shed

The width of an outhouse but twice as long. Perfect for the riding mower or other lawn equipment.

The Well House

This covers the well pit that drops about 8 feet to keep your water connections from freezing in the winter. The plumbing has a valve to easily divert well water into the house in case city water is ever disrupted. The 40-foot deep covered and concrete-lined well provides all your irrigation water. A pump sends it throughout the underground pipes that service your barn, garden and multiple hydrants.

The Garden

Southwest Minnesota soil is the best! Tomatoes overflow the 6-foot tall cages!

45 X 50. The garden has produced pesticide-free "peaches & cream" sweet corn, tomatoes, green beans, radishes, butter squash, cucumbers, sunflowers, pumpkins, watermelon, potatoes, soy beans and wheat. It is fenced with wire mesh to keep out rabbits. It is convenient to the house and a water hydrant connected to well water.

Some of the bounty from the Red Barn Farm

So Why Would We Sell Such a Great Hobby Farm?

We thought we'd own this hobby farm forever. It is our second home. We love it so much
we want to add a farm to our primary mountain home to have the best of both in one location.
Sadly, we leave it in great shape for the next appreciative buyers.

Other Benefits of This Farm

Your neighbors are wonderful - they help whenever you ask and give you privacy when you don't.

Farm prices in the area are about $10,000 an acre and are increasing. In this tough economy, farm land is a great investment to create your own food supply and a great hedge against inflation.

Downtown Pipestone (left). Downtown Sioux Falls (right)

Pipestone (pop 4,500) is just 8 miles away and has everything you need. A great medical facility. A community college. A new library. Golf course. Nursing homes. Two great grocery stores - a regional chain and a huge yet charming mom & pop grocer. Multiple banks. A family hardware store and a friendly farm supply store. There are multiple restaurants (like state-wide famous Lange's Cafe) and fast feeders including Dairy Queen, Subway & McDonald's. The town has several large hotels, including the regionally famous historic Calumet Inn. The school system is great and involves nearly everyone in town. There is a community recreation center and impressive public pool facility. The chamber of commerce is vibrant and active. If you can't find it in Pipestone, Sioux Falls is just 50 miles away and has two of everything including all the big box stores, a zoo, huge fairgrounds and 160,000 people.

Edgerton (pop 1,000) is another nearby town (7 miles) and it is adorable. Mostly of Dutch heritage, it is neat as a pin and boasts two grocers, a family bakery and some of the prettiest farmsteads you'll ever see.

If you are from a bigger city, you'll be amazed at the lower prices in the area. Minnesotans are modest and they are the nicest people we have ever met. Their customer service is spectacular. Everyone goes out of their way to answer your questions, jump in to help solve your problem or serve your omelet.

If you want a more simple, self-sufficient lifestyle in the country, this farmstead is perfect. If you just want a break from that hectic city life, this hobby farm makes a great weekend or summer getaway. Self-sufficiency. Beauty. Tranquility. Amazing low price. The Red Barn Farm has it all.

We'll leave a light on for you!
